A full roof replacement on this Whale Beach home: Colorbond Ultra over existing tile, with new sarking, gutters, and upgraded flashings throughout.
This Whale Beach home was due for a full roof replacement. The existing tiled roof was removed and replaced with a new Colorbond Ultra metal roofing system, a popular upgrade for Sydney's Northern Beaches homes that delivers better weather performance, lower maintenance and a cleaner modern look.

We then installed a roofing wool sarking blanket for thermal and moisture protection, followed by new metal top hat battens and Colorbond Ultra roofing sheets, matched to the existing 32° pitch.
Approximately 15 metres of old guttering was removed and replaced with new gutters and accessories, ensuring proper drainage off the new roof system.

Transition and apron flashings were lifted and cleaned of all debris. Presstite bituminous foam infill was cut in and placed between each roof rib before flashings were reinstalled with new fixings and sealed to a watertight finish.
Whale Beach sits directly on the Northern Beaches coastline, where salt air and moisture accelerate the deterioration of traditional roofing materials. Terracotta and concrete tiles are particularly vulnerable over time: grout lines open up, ridge caps crack, and the overall system becomes increasingly difficult to maintain as individual components age at different rates.
Colorbond Ultra is specifically engineered for high-corrosion environments. Its AZ200 Zincalume steel substrate and Thermatech solar reflectance technology make it a practical long-term choice for homes within close proximity to the ocean, where standard Colorbond would require more frequent inspection and maintenance.
The low pitch of this roof (32 degrees) also suits metal sheeting well. At that angle, metal roofing drains efficiently and the continuous sheet profile eliminates the inter-tile gaps that allow wind-driven rain to penetrate on steeper or flatter tiled roofs.
Flashings are one of the most common failure points on any roof, and this is especially true on coastal properties where thermal expansion and salt exposure degrade sealants faster than inland. On this project, all transition and apron flashings were lifted, cleaned, and reinstated using Presstite bituminous foam infill between each roof rib. This creates a compressible, waterproof seal that accommodates the natural movement of the metal sheeting without cracking.
The fixings were replaced and all joints sealed to a watertight finish before the flashings were laid back down. This level of detail is often skipped on budget reroofs, but it is what determines whether a roof holds up for 10 years or 40.
The finished roof is a significant upgrade from the original terracotta tiles: lighter, more durable, and built to handle the coastal conditions of the Northern Beaches. With Colorbond Ultra's salt-resistant coating and a fully resealed flashing system, this home is well protected for decades ahead.
